our process

multi-unit developments: our process for property developers

1. design & feasibility

You can approach us with concept designs or resource consents already in progress. If you’re earlier in the process, our sister company, Bare Architecture can design your development from scratch. Our selection of architects understand the Auckland Unitary Plan inside out.

We’ll help you:

  • Review initial concepts and development feasibility.
  • Optimise design for cost efficiency and buildability.
  • Ensure early alignment with council requirements and consenting pathways.

2. pricing & procurement

Once the design is agreed upon, we will engage our network of experienced subcontractors and material suppliers to provide you with:

  1. Accurate pricing built from current market rates.
  2. Transparent breakdowns to support finance applications or Joint Venture proposals.

You will also have the opportunity to add or remove any design features within budget at this stage.

3. choose your contract model

Once the price is agreed upon, you can decide which contract model works best for you.

lump-sum contract

  • A fixed price for the agreed scope of work.
  • Monthly reports on progress, spend, and any variations.
  • We handle all compliance, inspections, and coordination with consultants.
  • Invoices issued during the first week of each month.

charge-up (open book)

  • Ideal for projects where flexibility is key or design details are still evolving.
  • Weekly reporting on all expenditure and activity.
  • Full cost visibility.
  • Monthly reports and invoicing.

4. construction management

With contracts signed and consents in place,  construction will begin. Throughout the process, we can offer you:

  • Tight construction timelines.
  • Proactive issue resolution.
  • Dedicated project manager and site reporting.
  • Full coordination with the council and all stakeholders, including consultants.

5. final approvals

As construction nears completion, we begin the final compliance steps:

  • We apply for Practical Completion with the engineer.
  • We collect Producer Statements from all subcontractors and designers involved.
  • These are submitted to the council to obtain your Code of Compliance Certificate (CCC).
  • Once the CCC is granted, we will issue the final invoice.

6. Handover & Post-Build Support

Your development is now complete with the documentation required for sale or rent. We also provide:

  • 12-month defect liability period
  • 10-year Stamford Building Warranty Insurance
  • Professional photography of the new builds
